Cost Segregation

Cost Segregation is simply a reclassification of some of a building’s components and materials into a shorter depreciation schedule. It is an IRS approved method which allows real estate investors to reclassify some portion of their real property into tangible personal property which can dramatically accelerate the overall depreciation of their real estate investment.

Cost Segregation Example Office/Warehouse We performed a Cost Segregation Study on six pre-engineered one story buildings in an office warehouse complex with a cost basis of $5.1 million. The study was able to segregate approximately 23% outside of the 39-year real property tax classification into 5, 7 and 15-year lives. The four year additional depreciation amounted to $750,000 while the taxes deferred over the same period was approximately $315,000.
